Two Weeks in August Turned a Trip to the Promenade Into Four Different Errands

On August 14, a line of shoppers wrapped most of a city block outside the Promenade at Chenal, waiting for a store that had never existed anywhere near Little Rock: a full LEGO Store, only the second one in Arkansas after Rogers opened its doors back in August 2024. Seven days later, on August 21, a 2,260-square-foot space next to Rye 51 opened as WellFit Solutions, a business that outfits homes, gyms, and commercial properties with fitness equipment. Neither one sells a meal. For most of this shopping center's life, the additions that made local news were restaurants. This August, they weren't.

The Line Around the Block

The LEGO Store sits at 17726 Chenal Parkway, and its grand opening drew a crowd large enough that a friend who drove past around 11:30 that morning reported the line still nearly circling the block an hour and a half after the ribbon cutting. Staff used a pair of scissors built out of LEGO bricks to cut the ceremonial ribbon at 10 a.m. sharp, then handed out store-exclusive bricks stamped with "The Promenade at Chenal" to everyone still waiting. Marketing Manager Lee Guerringue framed the opening around families: "We're so excited to welcome the families of Little Rock to the newest Lego Store opening at the Promenade."

What showed up in the crowd told its own story. Most children were already back in school that week, so the bulk of the line skewed adult, a reflection of how aggressively LEGO has courted grown collectors in recent years rather than a surprise for anyone who follows the brand. Either way, a toy retailer choosing Chenal Parkway over a mall location says something about foot traffic the center didn't have to say itself.

The Restaurant That Finally Got More Room

Local Lime spent more than a decade at the same address inside the Promenade before its recent move three doors down into the former home of Bravo, into an 8,002-square-foot space that gave the restaurant room it never had before, including additional patio seating at the center of the building for guests who want to eat and drink outside. The old Local Lime spot isn't sitting empty. ZaZa Madre, a fine-salad-and-wood-oven-pizza concept from Yellow Rocket Concepts that already has a following in the Heights, is set to move in once buildout begins later this year, bringing the same brand that Heights regulars already know to a second address across town.

General Manager Linda Hinton tied these particular moves together as an ownership priority rather than a coincidence: "The Promenade at Chenal continues to evolve as a destination where guests can shop, dine and gather, and these updates put an exciting spotlight on our restaurant mix, while WellFit Solutions adds another meaningful lifestyle resource for our guests."

What's Announced but Not Open Yet

Not everything reported this year is ready to visit. Two additions are confirmed but still in the pipeline, which matters if you're planning a trip around them:

Business Location Status as of September 2026
ZaZa Madre Former Local Lime space, across from the AMC theater Buildout expected to begin later this year
CAVA 12318 Chenal Parkway, the former Genghis Grill space Set to open later in 2026, its first Central Arkansas location

CAVA has already opened two Arkansas locations in Fayetteville and Rogers, so Chenal Parkway will be the fast-casual chain's first foothold in Central Arkansas specifically, not its first in the state.

The Friday Night Reason to Go Back

Not every addition to the Promenade this year required construction. The center's Friday Night Music Series returned this September, bringing live local talent back to the courtyard on Friday evenings alongside food and drinks from the restaurants already there. It runs on the same open-air layout that's been part of the Promenade since it was built to resemble a small-town main street, so no ticket or special entrance is required to catch a set on a Friday.

The lawn has hosted its own standalone programming too. Lululemon booked its own event on the Promenade's lawn this fall, a reminder that the center's outdoor space gets used for more than overflow seating during peak dinner hours.

Why the Timing Isn't a Coincidence

None of this happened under the ownership that built the Promenade. Tanger Inc. bought the center's 20.84-acre core, eight buildings included, in a 2024 deal with a PIMCO affiliate worth $73 million, and has owned it since. A shopping center that changes hands for that kind of money doesn't usually stay static the following year, and the Promenade hasn't. Hinton put the goal in plain terms when asked about the pace of change: "We just continually try to bring things to the public that they'll love and enjoy and keep them coming back."

A LEGO Store, a fitness equipment outfitter, a relocated restaurant flagship, an incoming salad-and-pizza concept, a first-in-Central-Arkansas fast casual chain, and a weekly concert series don't share a supply chain or a customer profile. What they share is a new owner willing to lease across categories instead of just refilling restaurant vacancies, which is a different bet than the Promenade has made in past years.

If you're the kind of Chenal resident who tracks what opens at the Promenade the way other people track their favorite team's roster, you already know the pace has picked up. If you're weighing what that kind of investment means for the neighborhood around it, from home values to what a buyer's dollar covers near West Little Rock's busiest retail corridor, the Kerry Ellison Team keeps an eye on both.
